Niceville wraps around Boggy Bayou on the north shore of Choctawhatchee Bay, with Eglin Air Force Base on one side and Bluewater Bay just to the east.
It’s a town of established neighborhoods under big live oaks and pines, newer homes on wooded lots, and waterfront yards that slope down to the bayous.
That calls for careful work.
Clearing a bayfront lot or a tight back yard in town is about taking out the brush and dead trees while keeping the oaks that make the property worth having.
Building lots out toward Bluewater and Rocky Bayou usually need clearing, stump removal and a graded pad before the builder shows up.

The drive
From Crestview it’s a straight run south on SR 85 through the Eglin reservation, about 30 minutes.
